Boulder County’s market showed significant changes at the end of 1Q 2019 when compared to the end of 1Q 2018. Buyers have an advantage today that hasn’t been seen in close to a decade in our local housing market. For the single family home market, stats show a more balanced marketplace between buyers and sellers for the first quarter. The Under Contract percentage for 2019 is 20% lower than in 2018, and the number of sales is down by 11.5%.  Appreciation has slowed; with median down 3% and average sales price up only 1.9%. In the marketplace for condos and townhomes, supply has greatly increased with construction of new units, and buyers have many more options today than in 1Q 2018. Both median and average sales prices are down, 13.4% and 16.9% respectively year over year.  Active listings have increased 39%, while sales have slowed by 18.5%. The housing market is in flux heading into prime buying season

Assessor reports increase in Boulder County home values

In this article from the Daily Camera read about the details for the county assessor's latest appraisal values that determine property taxes for the next two years. The new values represent the Boulder County Assessor’s Office’s determinations of what properties were worth as of June 30, 2018. These new values were mailed on a postcard at the beginning of May, and property owners have until June 1st to file an appeal if they disagree with the assessor’s decisions about the mid-2018 values.
